When to send this message (and when not to)
This message performs well when the property is new or recently listed, and the interested party has been looking for it recently. The key factor is time: if more than 48 hours have passed since you listed the property, the message loses strength because the interested party may have already seen it elsewhere or decided on another one.
Don't send it if the contact hasn't given their consent to receive updates. Also not if the property doesn't match what they're looking for: a generic message like 'we have something for you' burns the contact and increases the risk of a report. And avoid sending it at odd hours: between 21:00 and 9:00, better to leave it for the next day.
If the interested party has already responded to a similar message at some point, then yes: it's a sign that the channel works. If they never opened or responded, reconsider whether it's worth spending a marketing message on them.
